Caravan and campsite licensing: Allerdale

Who can apply, how to apply, costs and fees.

You may need a licence if you want to run a caravan site or campsite on your land.

A site licence is needed so that standards can be regulated. This includes:

  • the distance between homes
  • safety and adequacy of services such as
    • drainage
    • electrical supply
    • water supply

Section 5 of the Caravan Sites and Control of Development Act 1960 provides the model standards and conditions for new applications from 2008. It applies to:

  • residential caravan parks
  • residential sites, also known as park homes

Conditions attached to licences before 2008 will not change.

To get a licence you must have:

  • planning permission
  • a site licence

Caravan site rules

Site rules are different to site licence conditions. The owner of the site will put in the place the site rules to make sure acceptable standards are maintained. This will benefit the occupiers and will help promote community cohesion on the site.

We are required to publish:

  • site rules in respect of protected sites in its area
  • the up to date register online

Costs and fees

Fees are payable for certain residential sites classed as relevant protected sites under the Mobile Home Act 2013. This includes:

  • application for a new site licence
  • annual site inspection (fee charged per pitch)
  • transfer of licence
  • amendment of licence conditions
  • publish site rules with the council
