Around 80 landlords and lettings agents benefitted from free advice at an event held by Cumberland Council and its partners.
Property owners and agents were guided by The National Residential Landlords Association, Cumbria Fire and Rescue Service and Cumbria Police immigration experts, at the session last week.
Local landlord Mike Brown said: “The meeting held last Thursday was a much-appreciated opportunity to meet and chat with other local landlords, as well as being able to catch up with the ever-increasing legislation being imposed on the private rental housing sector.
“I look forward to attending the event in November.”
A further training event will be held on Wednesday 1 November, from 9.30am until 4.30pm at Carlisle Civic Centre.
The event will cover:
- Pre-tenancy arrangements and liabilities for energy performance certificates, tax, and insurance.
- Responsibilities of a landlord surrounding tenancy agreements, the fees ban, gas safety, houses in multiple occupation, and licensing.
- Property standards including the housing health and safety rating system, repairs, dampness, and risk assessments.
- Setting up different types of tenancy agreements, deposits, and rent setting.
- Obligations during the tenancy including periodic visits, tenant obligations, and dealing with anti-social behaviour.
- Ending a tenancy with the relevant notices, what to do if the tenant wants to leave, possession and eviction.
Councillor Bob Kelly, Cumberland Council Executive Member for Policy and Regulatory Services, said: “We were delighted to see so many landlords and lettings agents join us last week at our packed session.
“Drawing on the success of this event, we’ll be hosting a more in-depth training session for landlords and lettings agents, both new to the role and seasoned professionals.
“With frequent changes in legislation and hefty fines, or even criminal charges, for landlords, it is vital that rental property owners and lettings agents in the Cumberland area are well informed, and tenancies are safe and legal.
“We are committed to defending the interests of both landlords and tenants by publicising the changes in regulations.
“Our free events are a fantastic opportunity to gain valuable insight, provided by the experts and I encourage all local landlords and lettings agents to attend.”
